How Long Does Wiring Last In A House?

Fuseboard Tripping? How to fix it

Resetting Faults after a Blown Fuse or Tripped Breaker ...

MAKE SURE You also PRINT OUT the label at the bottom of this post. Stick it onto your Fuseboard. That way you can watch it ANY time if your fuseboard trips and the house plunges into darkness!!

[VIDEO TRANSCRIPT] Hi if your fuse has just blown or your breaker has just tripped on your board or distribution board ... I'm going to show you a safe way of either fixing it yourself so that you can get the power back on. Or, if you can't do that, and I'll tell you how to check, then you might be able to use something to get you running again so that when an electrician comes later on or the next day you still have some power to get that freezer and things back on.

What I'm also going to tell you at the end is how you can ensure that you always have this information at hand should you need it. Because you never know when it's going to trip, you never know what's going to cause tripping. An appliance, the weather outside and a socket, anything. So here goes, the first thing you need to do, if you have something trip, it might be one circuit, for example sockets.

Or it could be lights, or it could be multiple circuits where a few things have gone and you've lost, say, the oven, the lights, the sockets, and so on. That is normally when an RCD device trips and multiple circuits are controlled by one device. So anyway, whatever it is that's gone, you need to first go around that.

So for example, if it's sockets, you need to first go around and unplug. Everything from the socket circuit, if it's sockets. If it's lights, that's a bit more difficult because you can't visually see what's on. But hopefully from memory you can remember what was switched on and what was switched off. So even if it's an outside light, remember sometimes these outside lights are left on.

Switch it off so that you can test. We're not doing anything yet. We're still going around to make sure everything is disconnected. So that you can then later try it back on. One of the things that people often forget is a fused spur. So it might be a fuse holder with a switch like this one, and you would switch it off.

Or it might be just a fuse holder where you would just get a screwdriver and take the fuse out. How do you know if the power, what's still got power on and what hasn't? Hopefully you should see, but if you can't, then maybe if you don't have a plugin tester, you can use a table lamp and you can see if sockets are on them.

So anyway, you've gone around and you've disconnected all of the things outta the socket don't work, that don't work, and you've, uh, switched off the lights now and only now should you try that breaker back up or that RCD because if you try and there's still a fault on there. You can risk damaging that breaker, parts on the board, deteriorating the wiring more, and that sort of thing.

So go to it, see if it works. If it does, great. If it doesn't, this is where you should ask an electrician to come and help. And if they can't get there till the next day, you need to then go to this next step. which is to see if you can get some power on in the meantime. So to get some power on in the meantime, let's say the half of your circuits have gone off, another half is still working.

You might have a socket circuit upstairs and one downstairs, and you've lost the downstairs. You might have all of the up and down sockets gone off, but you might still have some in the kitchen. You might have all of those gone off, but you might have one in the basement. Or, you might have a double width cooker switch that has a socket on.

So there may be somewhere, if you're lucky, If it's been separated like that of having a spare socket somewhere. So what you can do just to make your freezer run for example, maybe the Wi Fi, don't go mad, just to get temporary supply on the thing that you want most urgently, you can take an extension from that to it.

I wouldn't do it with things like washing machines, heaters and powerful things like that. Just lower power things until the electrician gets there. Now, more importantly, how do you also ensure that you always have this information to hand when you need it? Because I've told you this now, but you might forget it when the time comes.

So ideally what you want is something on your fuse board that tells you this instruction. So what I've done is I've got a, um, there's both a website, which you'll see the link of somewhere. And a QR code, and you can print out that QR code, place it on your board, and then next time you have a fault, scan the QR code, it will play this video, and you can go through it again, because in the panic sometimes you forget to try certain things, and this video will remind you. More Experience than you think

As an Experienced Electrician in Sheffield and Leeds, here's my very unexpected Background ...

Unlike far too many Electricians who were mentored by "Dave down the Pub!", I had a much better world wide experience. Strap in ... here goes the Background story ...

As I approach 55 years young on 22nd November 2025 (I know, unreal eh?), I’ve been reflecting on the 37+ year career not just as an Electrician in Leeds and Sheffield, but also the two big questions people ask …

1. Do I have any REAL experience or did I learn from some one man band or Dave down the pub? Or are my mentors much more than that?

2. Why did I do an honours degree? Those who communicate will spot the BSc (Hons) in my email signature. And did it serve a purpose? I mean the uneducated response to that would be “yeah but you need hands on experience!”. My reply is that you need experience AND THEN keep enhancing yourself each and every year. More on that below …

So before I left school (in a small north east town) I already had a head start in two industries due to my passions. From 11 year old I’d sit on my ZX Spectrum and write machine code (I wrote my own compiler!) and design and write my own games. If only I’d sent some of those to the software houses at the time! ��

I even helped and corrected our school computer studies teacher who was a Maths teacher who only had basic IT training. I was the one people asked the questions to when stuck ��

ALSO I bought “Everyday Electronics” magazine and obsessively built the electronic projects within it, so I could learn. Plus my dad’s best mate was into controlling motors and input/output devices using his Commodore 64 computer, so I spent time with him learning that too.

All before leaving school!! Nerdy? Yes! But useful for what came next …

My apprenticeship was in the Car Industry (a “proper” 4 year one, not these scaled down modern day crappy ones!) and the first year was spent in a dedicated Engineering training centre (yes a full year!). All while doing day release at college to get ONC then HNC in Electrical and Electronic Engineering. A very tough course! But I got Merits and Distinctions throughout (unlike school where I did rubbish!)

Then into the factory with robot systems, high end externally controlled welding controllers, press shops, paint plants and lots of machines with sensors and a need for programming (PLCs) and calibration. A VAST experience of 100s of machines for high production that I had to keep running! I also learned KAIZEN here (Japanese system of continuous improvement which I think should apply to people as well as production processes).

UP NEXT was Semiconductor Industry. State of the art production, working on leading edge products only just invented and huge money production that I had to keep working PERFECTLY. Here was many more robot systems, electron microscopes, hundreds of testing machines, production machines and so on. I flew around the world learning these and maintaining them and also went to places like Intel and Micron and various Silicon Valley places.

In parallel I studied a degree in Maths and Computing . I always loved maths and computing - well you saw what I said earlier. This was mathematical modelling and this works well with computing as often you need to emulate the real world with equations that model it. In fact Stephen Hawkins dreamed that one day there’d be a model that emulates the whole universe.

In between this I also worked in big name production such as Black and Decker and Electrolux. Roles from Technician to Design Engineer as I had designed production layouts and even designed and programmed some of my own test equipment that was used on the production lines to prevent breakdowns and give real time inline warnings.

All that took NINETEEN YEARS before even getting started as an Electrician in Sheffield!! I also moved from a small town to a city, then to Sheffield (Spennymoor and Newton Aycliffe and then Leeds and then Sheffield - All a lot of scary fun trying to get known as the local Electrician over again!). So where some people start their own business FAR TOO SOON, I was one of the slowest in history to start my own business ��

By the way, I also have an online training business, for other trades to learn how to systemise as well as I do (which pretty much looks after itself!) but that’s a story for another day. It's called the Ginger Academy for those that want to take a sneaky look.

Anyway I believe that the dedication of completing a 6 year long Open University honours degree while also working 10-12 hour days was part of what got me so disciplined with my time and helped me be able to still have fun and so balance my day meticulously (ask me to show you my “default diary” if you meet me - you’ll see what I mean ��). Life is for living so the balance of work and LOTS of fun is crucial. If you see my personal posts you’ll see I’m always doing fun stuff. Much more than just another electrician in sheffield.

I’ve also spent many years attending personal development training (I know I’ve spent easily over £100,000 on training alone in the last 15 years!). The big ones include Tony Robbins but also various sales and NLP psychology courses as well as the usual technical training required of NICEIC.

So with all that experience why did I “lower” myself from engineering roles to bog standard Electrician? One reason was that the semiconductor industry crashed in the UK. Also to me, running a business requires a lot of knowledge and needs to stand out from “the herd”. It also needs fast follow ups and many, many skills that the apprentice of John from the pub just does not possess. It also requires and semi-automatic mix of systems and 1 to 1 communication, where the systems purely help to speed things up and make sure nothing is forgotten. But in a natural or semi-automatic way. The system I use now has just introduced an AI element so it can look at a question on email or text and suggest a reply using my tone based in all my past communications - I check it first before sending it of course, but often it’s frighteningly accurate ��

So anyway, recently some people had not heard of me and wondered why I didn’t mention what I do in the last post. Now you know im NOT just your average Electrician in Sheffield (unlike most!) ��

Electrical Flood Damage in Sheffield

Sorting Damp or Flood Damage in Sheffield: Your Essential Guide

By now we all know too well about the rain of Sheffield (good old steep hills eh?) and the issues it causes.

We're also familiar with the basements and damp in many of the houses too (Check out LABS to see more).

But should you switch a light or socket on in a damp or flooded area? Is it actually SAFE? Or do you risk shock or damage to wiring and accessories instead?

Let's dive in and take a look at a few things relating to damp, floods and wiring ...

If you’ve got a ceiling dripping or damp wall in floods, then be careful! If you are already seeing some damp appearing at the surface level (ceilings or walls) then it is likely already even wetter inside any nearby sockets, lights or switches. Even if what you see is minimal!

Another angle you should think about is this ...

Is cable actually waterproof? Or is it affected by damp? Of course here i'm talking about regular household cables (mostly twin and earth cables that is buried in the ceiling or walls). This has an outer insulation, with two cables inside, each of which also have their own insulation.

So you'd think that maybe that entitled it to be dunked in water and stay watertight forever, right?

Well the short answer is that water (and even mild damp!) in the cable deteriorates it in terms of the effectiveness of the insulation. It's slow but it seeps into the cable and the whole cross section of the insulation ultimately becomes more and more damp over time. When testing out cables in even slightly damp basements, these readings can be worse than in a dry area. So this shows that yes, it does get affected by damp and water.

This means NO, it is NOT waterproof!

So ... cables are NOT waterproof, or at least they do get affected by damp and water, EVEN IF THINGS STILL SEEM TO BE WORKING WELL!!!! Note that working well does not guarantee good condition of cables and sockets, switches, lights and so on.

Obviously high level water damage from a flood in a house or shop will need to be isolated at the fuseboard and for an emergency flood damage company to take over. There are several flood damage companies in and around Sheffield as well as national companies. Most likely your insurer will arrange a flood damage company so that you don't have to find one.

But where there is a dampness through brickwork or slow leaking through the various building fabrics, those circuits affected near areas of damp and flooding should be turned off for prevention of shock risk.

Once the rain has stopped and any leaks or brickwork or construction issues are fixed, the walls must first be dried out before restoring power (often with special heaters in ventilated rooms).

Finally the wiring should then be PROPERLY TESTED AND VISUALLY INSPECTED BY AN ELECTRICIAN BEFORE SWITCHING THE SUPPLY BACK ON!! There are many electricians in Sheffield who can deal with damp and water related issues, who can work with the emergency flood but make sure you choose wisely in order to keep the insurer's happy. This means checking that they will give all the correct paperwork from Electrical Testing Certificates (EICRs) to Installation Certificated for any new wiring that is installed after repairing the flood or damp issues.

SO remember the rule:

If it’s damp use a battery lamp!

Don't switch the light or you'll get a fright!
Don't knock it, stay away from those sockets?

In recent blog, we talked about the electrical responsibilities of a private landlord , especially concerning compliance with the new Electrical Safety Standards in the Private Rented Sector (England) Regulation, introduced during lockdown. But what is the law regarding electrical appliances in a rental property, and are private landlords responsible for PAT testing in Sheffield?

In 2020, it became law for landlords to make sure that electrical installations are inspected and tested by a registered electrician every five years. However, this Regulation only applies to electrical installations, not electrical appliances supplied to tenants as part of the property rental.

With a rise in the availability of streaming services, the affordability of large TVs and the cost of living crisis, families are looking carefully at the cost of leisure activities. The cost of a family outing to the cinema can be expensive, even if only during the school holidays, especially when you add in the extras like parking, soft drinks, popcorn and sweets! While families are thinking carefully about where their money goes, they may feel it is more cost-effective to have a cinema in their home in Leeds, rather than taking family trips to the cinema – especially if they are already paying for a streaming service. The electrics for a home cinema can be complicated, so in this blog, I will outline some useful information and factors you should consider when installing a home cinema.

Equipment for a cinema room

You need to think carefully about whether you adapt an existing room, convert your garage or basement, or build a dedicated cinema room and whether the room will need soundproofing. Whatever you choose to do, there should be enough space to make sure everyone has an enjoyable experience. Here is the basic equipment you will need when installing a home cinema:

AV Receiver or Amplifier

This is the main component of any home cinema system. It receives all the video and audio content from the source, which could be a Blu-ray player, games console, Amazon firestick, or apps/streaming services from your smart TV. Speakers & Subwoofer

The speakers only relay sound, so you still need something to display the video content, and this is where the TV or projector/screen come in. If you use a smart TV, it will have lots of apps or streaming services already built in, so you will have access to a variety of options. The TV needs an HDMI cable connection to the AV receiver for the sound and video content. (Whatever TV you choose, check it supports Audio Return Channel (ARC), which ensures the sound content is transmitted to the AV receiver.)

Because projectors don’t come with all the streaming options you find on a smart TV, you will need another source for content (a Blu-ray player, games console, Amazon firestick, etc.), which should be connected to the AV receiver via an HDMI cable.

In summary, you will need the following:

· An AV receiver

· At least five speakers and an optional subwoofer, all wired into the AV receiver

· A TV or projector and screen, with HDMI cable to the AV receiver

· A source, (if not using apps on your TV), such as a Blu-ray player, games console, Amazon firestick, connected to the AV receiver via an HDMI cable

You should also consider the lighting system and an integrated control system for the equipment, lights, blinds, etc, which will have an impact on the wiring requirements for a home cinema. Why old fuse boards can be dangerous

Have you checked your fuse board lately? No? Then it may be worth taking a look at your fuse board to check it has all the latest safety measures installed. I will describe in detail what these are and what they do later in this blog. But first, I want to highlight why old fuse boards can be dangerous and why you should make checks.

The recommendation is that homeowners hire a registered electrician to carry out an Electrical Installation Condition Report (EICR) at least once every ten years, to check the safety of the electrics in your home.

It is recommended for many reasons:

· The Electrical Regulations (BS 7671) are updated regularly, so older fuse boards may not have the latest safety mechanisms

· If your fuse board is quite old, it may not be able to handle all the demands from today’s gadgets and chargers

· If you have renovated, or built an extension, it is a good idea to make sure your electrics can take the extra demand

· If you have moved house, or are thinking of moving, it is a good idea to obtain an EICR along with the survey, so you know that the electrics in your new home are safe

· If your fuse board is difficult to get to, or in a cupboard where you also store spare paint or other flammable liquids

· If your fuse board is old, then your wiring may be old too, and wiring will deteriorate over time

Why old fuse boards can be dangerous

In addition to the points above, there are some tell-tale signs that your electrics and fuse board may need to be checked. If your fuse board is old and cannot handle the demands you are placing upon it, you may experience flickering lights or frequent tripping. Sometimes there can be a burning smell or scorch marks on the fuse board itself. You may even have sockets that don’t work. All these are indicators of why old fuse boards can be dangerous and signs that you need to replace the old fuse board with a new consumer unit that complies with the latest Electrical Regulations (BS 7671) and has many safety features as standard.

Safety features of a new consumer unit

In the main, the reason why old fuse boards can be dangerous is because they don’t have the safety features available today. I will now explain the different safety features of a consumer unit using the picture below:

1 Main Switch

This is the only mechanical device in the unit. It is a mechanical isolator that switches the entire board on or off and will not operate automatically.

2 SPD (Surge Protection Device)

An SPD gives you protection from voltage spikes and prevents damaging ‘noise’ from harming your expensive electronic devices.

3 Standard MCB (Miniature Circuit Breaker) or Breaker

An MCB is similar to the old type of fuse, except for the fact that it can be reset by switching it back up. MCBs are isolating components designed to automatically trip the circuit if the current is too high, whether caused by an overload or a fault. These devices are slower than 4 below, and unfortunately won’t catch every type of fault.

4 RCBO

The RCBO is two safety devices in one, an MCB (which I explained in 3 above), and an RCD, or residual circuit device. It has been designed to combine protection from both over currents (caused by overloading or faults as in 3 above) and earth leakage currents. The current flowing through the ‘live’ wire, should be exactly the same as the current returning through the ‘neutral’ wire. If the returning current is different, it means that some of the current has been lost somewhere, either through a fault, or in the worst case scenario, through someone receiving an electric shock! Any imbalance in the two currents will trigger this device to disconnect the circuit to ensure protection for the equipment and the person using it.

It is crucial that RCBOs are tested every six months by pressing the TEST button (yellow in the picture above), to make sure that they are working correctly. The should ‘trip’ the circuit. A detailed check by a registered electrician should also be undertaken every few years to make sure that the RCBO is operating within the correct tolerance measurements, and that it hasn’t become jammed, insensitive or too sensitive.

5 AFDD (Arc Fault Detection Device)

This three-in-one safety device is new, and has an LED light status indicator, as you can see in the picture. This device is a standard MCB, an RCD and an AFDD all in one device, as because it combines all three safety features, costs more than the other two I have talked about.

Many electrical faults and fires are caused by frayed, damaged, or loose connections. These connections cause sparking, which in turn leads to overheating and eventually, a fire. AFDDs detect this particular kind of sparking and trip when they detect this is happening. They can detect the difference between sparking and the kind of sparks that happen when electrical appliances are plugged in, so homeowners won’t get nuisance tripping.

6 Solid Blank

A Solid Blank goes into any unused slot in the unit. They are a bit like an ‘empty’ MCB and cannot fall out because they are secured internally. You can also get flat blanks such as the one shown next to it, but those can push in, and expose any live parts.

Whilst we were all in the first lockdown back in 2020, there was a big shake-up in the private rental sector. The electrical responsibilities of a private landlord changed with the introduction of new Regulations. By law, landlords now have to make sure that a registered electrician inspects and tests all electrical installations in their rental properties at least every five years. This is to make sure that accommodation in the private rental sector has the proper documentation in place to show that properties are safe for tenants to live in them. Requirements of the Regulations

The new Regulations clearly state the electrical responsibilities of a private landlord, as follows:

To ensure safety standards for electrical installations set out in the IET Wiring Regulations BS 7671 (18 ^th edition), are met.

Wiring regulations have to be updated and maintained as new changes in the electrical industry and new installation practices develop, for example incorporating new ‘smart’ technology or EV charging. The latest edition was issued on 1 ^st July 2018, replacing the previous version, and applies to any work carried out after 31 ^st December 2019.

To make sure a ‘qualified and competent’ person inspects and tests the electrical installations within their rental properties every five years.

The person hired to carry out the inspection and testing should have comprehensive knowledge and experience of different types of electrical installations. It is important therefore to make sure that the registered electrician chosen should have the correct qualifications, experience and knowledge to issue the EICR certificate. To make sure the registered electrician who carries out the inspection and testing at the rental property supplies a copy of the EICR.

The EICR inspection involves detailed safety checks of electrical installations to assess their overall condition, check for earthing or bonding and whether there may be potential electric shock risks and fire hazards. The registered electrician will find faulty electrics that may need repairing, check for incorrectly installed systems and whether wiring may need replacing. Following the inspection, you will be given a report detailing the results. This will detail any damage, deterioration, and defects found, the severity of those defects and whether remedial work is needed before a certificate can be issued. If everything is found to be okay, the report will state the date for the next inspection.

The electrical responsibilities of a private landlord include making sure a copy of the previous report is kept on file to give to the registered electrician who will carry out the next inspection in five years’ time.

If the report shows that remedial work is needed to bring the electrical installations up to scratch, the work should be completed within 28 days, or when specified by the report.

Any remedial work required will be given a code according to the associated risk, and must be completed before an EICR certificate can be issued, (rather like an MOT certificate for a car):

C1 ‘Danger is present’ so immediate repairs need to be undertaken

C2 Potential danger, which requires urgent action

C3 Improvement is recommended. This means that the registered electrician has observed areas for improvement, but they are not presenting either an immediate or urgent potential danger to tenants, so work is not required to pass the inspection and testing and a certificate can be issued.

The electrical responsibilities of a private landlord mean that evidence must be supplied to tenants and the local authority to prove that remedial works have been completed within 28 days of completion.

A copy of the EICR has to be given to tenants within 28 days of the inspection and testing or their request that one should be carried out. If local authorities request an inspection be carried out, landlords have to supply a copy of the EICR within just seven days. A copy of the report should also be given to any new tenants before they move into a property.

What’s not included in the Regulations

The Regulations only cover fixed electrical installations and do not extend to electrical appliances, whether provided by the landlord or the brought into the property by the tenant.

However, private landlords understand that the safety of their properties and the tenants living in them is a priority. It is, therefore, advisable to make sure that any electrical appliances supplied to the tenant, or that tenants bring into the property, are registered with the manufacturers’ registration schemes. This will mean that you/your tenant will be notified immediately should any defects be found post-sale and if products are recalled for safety reasons.

Although it is not a legal requirement to carry out PAT testing on electrical appliances or equipment, it may be stipulated in your landlords’ insurance. In addition, it is in your best interests to make sure you have done everything ‘reasonably practicable’ to ensure your tenants are safe, just in case the worst happened, and an appliance failed or developed a fault. You would have a valid certificate to show that electrical appliances had been PAT tested.

Nobody ever said that running a business is easy. There are so many rules and regulations to adhere to, especially if you employ staff on your commercial premises. But some regulations are easier to comply to than others, and I would list electrical inspections in that category, especially when you think about the consequences of faulty electrical circuits, the danger to people on your business premises and how simple it is to prevent. Although the law does not specifically mandate for electrical inspections for commercial properties, there are regulations covering health and safety at work that you need to be aware of:

· Health and Safety at Work Act 1974, requires both employers and employees to ensure the health and safety of everyone on work premises

· Electricity at Work Regulations 1989 requires ‘precautions are taken against the risk of injury sustained from electricity in the workplace’

· The Management of Health and Safety Work Regulations 1999 sets out an employer’s obligation to undertake risk assessments to make sure any workplace is safe

· The Provision and Use of Work Equipment Regulations 1998 requires employers to ensure that any electrical equipment, whether fixed, portable or transportable, is safe

Complying with the regulations

So, although the law doesn’t specify that you must undertake electrical inspections for commercial properties, complying with the regulations means that any electrics in commercial properties, whether equipment or installations, have to be shown to be safe. The easiest way to demonstrate their safety and your compliance with all the regulations, is to undertake regular testing of electrical circuits and equipment in commercial premises, which will detail any faults and the remedial work necessary to ensure they are safe. Frequency of inspections

How regularly you should undertake testing is set out by the IET Wiring Regulations BS 7671 and depends on:

· The type of electrical installation

· The environment in which it operates

· Usage

In the majority of cases, EICRs will be required every 3-5 years, for example:

· Cinemas (back of house)

In some premises, an electrical inspection will be an annual requirement:

· Medical locations within hospitals

· Swimming pools

· Saunas

· Caravan parks

· Marinas

· Laundrettes

· Petrol Stations

· Cinemas (front of house)

You will have noticed in the examples above that some commercial premises may have different requirements. For example a hotel is every five years, but if it has a swimming pool, then the pool should undergo inspections annually. What happens during an inspection?

Of course, no two businesses are the same, so the cost and time of an electrical inspection will vary depending on the type of business, the age of the premises and the number of electrical circuits involved. However, I feel it is important to point out the difference here between and EICR and a visual inspection.

A visual inspection is a basic check which can identify visible signs that there may be a defect, or damage or deterioration, but does not involve the testing of any circuits.

An EICR inspection is more detailed and involves testing the circuits to identify specific issues that cannot necessarily be ascertained with a visual inspection

Are the electrics safe in my new home?

Are the electrics safe in my new home? - The EICR

When buying a house, it is important to remember that the condition of the electrics is not covered by a survey. It needs a separate Electrical Installation Condition Report (EICR) so you can be sure that the electrics are safe, before you sign the final contract . An EICR costs a couple of hundred pounds, but a full rewire can cost many thousands, so surely it makes sense to get the electrics checked alongside your survey? If any faults are found, you can make it a condition of sale that they are fixed, just like you would with anything found by a survey.

So, what is an EICR, and what should be covered as part of the electrical checks?

The EICR provided by your registered electrician will detail everything you need to know about the condition of the electrical circuits in your new home. The electrician will check:

• The age and condition of the fuse board or consumer unit

• Whether the fuse board or consumer unit has a residual current device (RCD), so the circuit is tripped if overloaded or when a faulty appliance is switched on?

• The condition and age of electrical wiring

• The plugs and sockets for damage or scorching and to make sure they work properly

• The condition of light fittings – are they correctly installed?

• Any permanent electrical appliances such as extractor fans in the kitchen/bathroom, or electric showers for faults and signs of wear

In short, the EICR is a sort of survey for electrical circuits. The registered electrician will check that the electrics are safe, working properly and in good condition. The EICR will outline any maintenance required along with any recommendations.

Reasons to check the electrics in your new home

Although it isn’t a legal requirement to carry out an EICR when buying a new house, because you need the answer to the question are the electrics safe in my new home?, there are a number of reasons why it would be a good idea to do so

• The safety of your family

• Your peace of mind that all those tick boxes have been crossed off before the move

• The cost of expensive repairs, such as a full rewire.

The average cost of electrical repairs after moving house is £1,704 (according to research undertaken by Electrical Safety First)

• Your mortgage lender may require a separate electrical check alongside the survey

• Your surveyor may recommend you obtain an EICR, depending on the age and condition of the property

• There may have been extensive remodelling, refurbishment, or alterations to the original house, which have required additional electrical installations

• It may be a requirement for buildings’ insurance

• It will give you a clearer picture of what you are buying, and if you suspect it may be a ‘money pit’, you will be able to pull out of the sale before you have fully committed

• You may be able to renegotiate the price if remedial work is recommended, or even make the repairs a condition of sale

However, if you are moving to a new build in Leeds, it is worth noting that this should already have an electrical installation certificate (EIC), which should be issued by an electrician installing a new electrical system. Therefore, in this instance an EICR is not required.

Are the electrics safe in my new home? – Seller’s obligations

Unfortunately, the seller is under no obligation to provide an EICR to prospective buyers except under certain circumstances. In England, a Part B Building Regulation Certificate should be provided by the seller if the electrical wiring in their home has been altered or extended since January 2005. This certificate is required to show that any new electrical installations meet certain standards put in place to protect people from fire and electric shocks. It requires that all new electrical work (except minor alterations such as installing an extra socket, for example), must be either:

• Carried out by an electrician registered with a Government-approved scheme

• Or, reported to the building control department of the local authority

The rules for Part P changed again in 2013 and now cover:

• The installation of a new circuit

• The replacement of a fuse board or consumer unit

• Any alteration or addition to an existing circuit in a ‘special location’ such as a bathroom, swimming pool or sauna

So, it is worth asking the seller to provide a Part B Building Regulation Certificate if their property has had a ground floor extension or loft conversion, has had internal walls removed or been reconfigured in any way, or been rewired/had the fuse board replaced.

Electrical Fault Finding

When something goes wrong with electrical equipment, appliances or installations, the overriding temptation is to have a go at electrical fault finding yourself.

Electricians understand why you may think that way, but what we don’t really understand is why you think you don’t need someone qualified to sort the problem out? Take, me for example, more than 35 years in this job and I have come across every electrical fault and problem you can think of in domestic and commercial properties! I am very adept at finding out what is wrong quickly, but that is because of all my years of experience on the job. Plus, my first jobs were in industrial settings (Car Industry, Semiconductors and more!) where faults had to be found immediately or halt the production line, so you have to know all the possibilities and eliminate them one by one. Yet, for some reason, often people with no electrical experience or qualifications think that electrical fault finding is something anyone can find and put right.

I commonly come across people trying to fix fittings, while their partner explains they took a photo of the wires before they tried to repair the problem, and they can’t understand why it keeps tripping at the fuse board when they switch it back on again!

Electrical fault finding – prevention is better than cure

Understanding electrical safety is important with an average of 20,000 fires a year in the UK caused by electrical appliances. So here are a few tips that will not only make your home safer, they may save you a few pennies by ensuring your appliances run efficiently and last longer.

Unplugging

For electrical safety, unplug your appliances when they are not in use to prevent power surges and overheating. If you can’t or don’t want to unplug everything when not in use, make sure they are shut down. Dusty and dirty fans hinder this process and will increase the risk of appliances overheating, so make sure you clean them regularly.

Empty filters

Filters in washing machines and tumble dryers for example, are there to gather dirt and debris. This means they require cleaning out, so the dirt collected doesn’t clog the filter and stop the machine from working properly or again, overheating.

Electrical fault finding – typical signs

How do you know that you have a faulty appliance or circuit? Electrical installations and appliances can deteriorate over time because:

• Components wear out

• Accidental damage, such as dropping an appliance

• Corrosion

• Wiring can be damaged by burst pipes or water ingress

• General wear and tear through usage

• Overloading circuits

The electrical circuit in your home is designed to handle a finite amount of energy passing through it. If you plug too many appliances into it, the circuit may not be able to handle the amount of energy passing through. This will result in an automatic trip out to shut off the power to prevent the system overheating and causing a fire. If you have a faulty circuit breaker, the risk of a fire is increased. To prevent this happening, try to limit the number of plugs per outlet and avoid using extension cords and multi-outlet converters. EICR reports for private landlords

Although I have tackled the subject of EICR inspections for companies in Leeds in an earlier blog , it is worth looking at EICR reports for private landlords as a separate subject. This is because, whilst EICR reports are only recommended for businesses premises, for private landlords it became law in 2020 to make sure that a registered electrician inspects and tests all electrical installations at least once every five years. In short, from July 2020 it became a legal requirement for landlords to make sure that a valid EICR certificate for electrical installations within their properties is always in place.

Electrical Safety Standards in the Private Rented Sector (England) Regulation 2020

Of course, the majority of landlords care about the welfare of their tenants and would not knowingly put them in danger, but the new Regulations have been made law to tackle the minority of unscrupulous private landlords, to make sure that all electrical installations in private rented accommodation are safe. If a tenancy began before 1st June 2020, EICR testing should have been completed by 1st April 2021. For tenancies beginning on and following 1st June 2020, the first EICR report should have been completed before the tenant moved into the property. If a tenant or managing agent requests a copy of the EICR inspection report, it must be provided within 30 days of a written request. (For local authorities requesting a copy, this time period is just seven days.)

As with all regulations, there are a few exceptions where the law may not apply:

• Halls of residence for students

• Hostels and refuges

• Care homes, hospitals, hospices, and other accommodation that may be used for the provision of healthcare

What to expect from EICR reports for private landlords

Under the new Regulations, there are certain obligations private landlords must meet. These are:

• To ensure safety standards for electrical installations set out in BS 7671 (18th edition), are met and upheld

• To make sure a ‘qualified and competent’ person carries out the inspection and testing of electrical installations within their properties at least every five years

• To make sure the registered electrician carrying out the EICR testing supplies a copy of the report which should specify the date of the next inspection

• Make sure a copy of the report is kept on file to give to the registered electrician carrying out the next EICR inspection

• If the report shows remedial work is needed, to make sure the work is completed within 28 days, or when specified by the report

• Supply evidence to tenants and the local authority that any remedial works have been completed within 28 days of their completion

• To supply a copy of the report to:

- existing tenants within 28 days of the inspection and testing

- new tenants before they move into the property

- potential tenants within 28 days of a request

- local authorities within 7 days of a request

EICR reports for private landlords – what happens during the inspection?

An EICR inspection involves testing of any fixed parts of electrical installations within your property, such as:

• Wiring

• Socket outlets

• Light fittings

• Fuse board (or fuse box)

• Any equipment that is permanently connected, for example, extractor fans and electric showers

During the inspection, the registered electrician will test all electrical installations within the property to find out whether they are overloaded. They will also test for defects, fire hazards, and the risk of electric shocks. They will ensure whether earthing and bonding is in place for gas and water supplies to prevent electric shocks. In addition, more checks will verify the condition of insulation and that mains circuits have been wired correctly. Is PAT testing a legal requirement for businesses?

Well, the simple answer to the question, ‘is PAT testing a legal requirement for business?’, is no, it isn’t. That said, although there isn’t a specific legal requirement, PAT testing is seen as a preventative measure to fulfil your legal requirements to protect your workforce from danger from electrical equipment.

As an employer and business owner there are four major regulations to be aware of, which outline your obligations regarding premises, staff, and visitors:

• Health and Safety at Work Act 1974

• Electricity at Work Regulations 1989

• The Provision and Use of Work Equipment Regulations 1998

• The Management of Health and Safety at Work Regulations 1999

Health and Safety at work and fines!

There is no set time period for testing. The Health & Safety Executive (HSE) states that it should be carried out regularly as preventative maintenance of electrical equipment and appliances. The reason for no set timescales is because frequency will depend on the type of equipment and the environment, so there is no ‘one size fits all’. However, there are a few common sense factors to take into consideration when thinking about test frequency:

1. The obvious one is that if some items of equipment are used more often, they should be tested more often! Any equipment that is used a lot is susceptible to a higher level of wear and tear, and components will wear out more quickly than items used less often.

2. The type of appliance or item can also affect the frequency of testing. For example hand-held appliances are more likely to suffer damage or wear and tear than stationary items.

3. The competence of your staff in using the equipment – have they been trained, and do they stick to the rules?

4. Guidelines and user manual recommendations as advised by the manufacturer of the equipment.

5. How old the equipment is and how often is it used?

6. Is the equipment used outdoors? It will be more prone to wear and tear from the elements and may be more prone to damage.

7. Previous PAT test findings – were there recommendation to replace or overhaul the item?

8. Modifications – has the equipment been modified from the original in any way?

9. Reported damage or malfunctions by your staff. Make sure staff know they should report any defects as soon as they occur, and that they don’t keep using the equipment once they have noticed the fault. It should be removed from use and clearly labelled so other employees don’t use it.

I have mentioned in previous blogs the requirements of the Electricity at Work Regulations 1989 requiring employers to protect their staff from danger from electrical equipment. You can do this by making sure that equipment is regularly inspected for faults and/or damage that could cause a malfunction or overheating. In addition, the Health and Safety at Work Act 1974, states that employers are responsible for the safety and wellbeing of all those on company premises, whether employees or visitors. Failure to ensure their safety could result in a hefty fine or even closure in the event of an electrical equipment malfunction that causes danger or injury to those on your property. It is, therefore, in your best interests to keep your company’s electrics maintained and safe.

How to prevent electrical hazards in the workplace

Of course, there are some ‘common sense’ procedures you can apply to make sure electrical equipment is operated safely and that your employees report faults immediately.

Make sure cables are not twisted, damaged or worn. If the outer casing is worn away, exposing wires, it could give someone an electric shock. Although it may be easier to run a cable directly from the plug to the desk, make sure it isn’t twisted around obstacles or straining the length of the lead at the plug. Check that multiple sockets and extension leads are used correctly and are not overloading the circuit.

Ensure electrical equipment and appliances are used safely. If employees need training to operate them, make sure they receive it - it better to be safe than sorry! Most people don’t even think about safety when walking into an office and turning on the computer, but just like at home, electrical equipment in the shop, office, or on the factory floor can develop faults, so you and your staff should be vigilant.

There are some very basic actions that can be taken to prevent electrical hazards in the workplace:

· Don’t pull on the cable to unplug an appliance

· Don’t overstretch electrical cables

· Don’t overload or create a ‘chain’ of extension leads

· Think about the placement of furniture near plug sockets for ease of use

· Remove (if possible) and clearly label damaged plugs or equipment, so they are not used

· Perform risk assessments before installing and using new equipment and train your staff if needed

· If you have a Health and Safety team or manager, make sure they check your premises on a regular basis for hazards and that faults are reported to them as they happen

· Make sure electrical equipment is turned off when not in use -especially overnight when company property is unoccupied

· Have all electrical appliances and equipment PAT Tested every two years.

By making sure your employees understand and implement good practice in the use of electrical equipment and who to contact if things break down, will reduce the risk of shock or injury while at work.

Procedures and checks

Although your employees should notice if equipment is faulty or damaged, they may not be able to tell whether it is hazardous. At the end of the day, the responsibility for the maintenance of electrical equipment lies with you, as the business owner.

In order to keep your company’s electrics maintained and safe, it is a good idea to draw up a schedule for regular maintenance and servicing of electrical machinery, equipment, and appliances according to their operating instructions. You need to keep detailed records, so you can refer to it when faults develop. It will help you in the event of a dispute with your supplier or the manufacturer, as well as covering you for insurance purposes. PAT testing

Portable Appliance Testing (PAT) is the testing and inspection of electrical appliances and/or equipment in order to prevent accidents and injury from faulty equipment. Scheduling regular PAT testing – the recommendation is every two years - is essential to make sure that your electrical equipment is safe to use and free from faults. Fire alarms

The Fire Safety Order requires you to have the correct number and alarm types for your size of property and number of employees. Fire alarms should be tested twice a year to make sure they are working properly in case of a fire.

When should I replace the old fuse board?

There is no single answer to the question ‘when should I replace the old fuse board’ because it depends on the age of your home, the age of the fuse board (or box), when your home was last rewired, and whether you have, or are planning to, convert a loft or garage or extended your home. If you have done, or are seriously considering the latter, it is worthwhile getting your fuse board checked out to make sure it is up to the job of the extra electrical demand.

However, you shouldn’t go ahead and replace the old fuse board just because it is old. Homeowners are recommended to carry out an Electrical installation Condition Report (EICR) every ten years, which should highlight any problems with the wiring or fuse board. The odds are, if the fuse board is old, then the wiring is too, and it may not be up to the additional electrical demands of the technology and gadgets we now use in everyday life!

There are a few obvious pointers that you should replace the old fuse board because it is not keeping up with the demands placed upon it:

· Flickering lights

· Unresponsive sockets

· A burning smell

· Frequent ‘tripping’

· Scorch or burn marks on the fuse board

Older fuse boards were often installed in awkward places, such as in a cupboard under the stairs or high up where they are difficult to get to in an emergency. If yours is in a cupboard where you may also store spare paint or other flammable liquids, it may be a good idea to replace the old fuse board and relocate it somewhere safe but easily accessible.

The dangers of an old fuse box

The most important reason to replace the old fuse board is because of electrical safety issues. Although it may have complied with the regulations at the time it was fitted, these have probably now been superseded by new regulations for consumer electrical safety. If something should happen and your fuse box does not have the necessary protection, there could be a risk of fire or an electric shock. Is your current fuse box an rcd consumer unit? Or a split consumer unit? Or old style fuse carrier? Old wiring and the electrical circuits must be tested first to ensure that new consumer unit cost also does not leave you sat in the dark! As old wiring with new boards are not always compatible. You certainly don't want to learn this AFTER the fuseboard replacement!
