How much is a landlord EICR in Sheffield?
A landlord EICR costs £224 + VAT for up to 8 circuits, then £28 + VAT for each extra circuit. It takes two to three hours and the full report is emailed the same day. There's no callout fee, and the price is agreed in writing before I arrive.
Got more than one rental? Book them for the same day and every property after the first is £25 + VAT less. Adding PAT testing of your own appliances in the same visit saves another £25 + VAT.
How often does a rented home need an EICR in England?
At least every five years, or sooner if the last report gives an earlier date. This is the law under regulation 3 of the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, and it covers almost every private tenancy.
You must give a copy of the report to existing tenants within 28 days of the test, to new tenants before they move in, and to the council within 7 days if they ask.
What happens if my EICR comes back unsatisfactory?
You have 28 days to get the work done, or less if the report says so. A C1, C2 or FI code makes the report unsatisfactory. A C3 is a recommendation, not a fail.
Once the work is finished, you need written confirmation that it's done, and you must send that to your tenants and the council within 28 days. I quote any remedial work at a fixed price, in writing, before anything starts, and I can show you the problem on a free video call first.
What's the fine for not having an EICR?
Councils can issue a civil penalty of up to £40,000 for breaching the electrical safety regulations. That maximum applies to breaches from 1 May 2026, following the Renters' Rights Act 2025. The cheaper option is a dated certificate in a folder.
Can one electrician do all my rentals at a set price?

Do landlords have to PAT test appliances?
For most lets, PAT testing isn't a legal requirement, but you are responsible for any appliances you supply being safe. A PAT test is the simplest way to show that. Book it alongside the EICR and you save £25 + VAT.
How long does an EICR take, and when do I get the report?
Two to three hours for a typical house, and the report runs to seven pages or more. If someone offers to do it in an hour, ask what they're leaving out. Your report is emailed the same day, stored online, and reissued free whenever an agent, insurer or council asks.
